AI needs more than chips. It needs deliverable power, reliable cooling, connected land and a clear path from design to operation.
Modular Inference is a data-center development platform. We originate power-backed sites and coordinate the development of modular, cooled, chip-ready facilities that compute operators can lease. Tenants supply and own their GPUs, servers and cluster equipment.
We build the facility. You bring the compute.

Engineer the right module
Work with qualified partners on site-specific design, approvals and a coordinated bill of materials.

Procure with discipline
Define supplier and contractor boundaries. Compare equipment on specifications, installed cost and acceptance criteria.

Commission. Then expand.
Test power, cooling and controls before tenant handover. Release later phases as demand and project milestones support them.
For initial sites, qualified delivery partners lead design, approval coordination and module engineering within the agreed scope. We coordinate procurement and local installation; transformers, switchgear, UPS, generators and heat-rejection equipment may be sourced directly. Supplier intellectual property remains with its owner.

Finance the infrastructure, not the GPU refresh cycle. Each facility has a separate project entity and capital stack, with development tied to power, leasing and delivery milestones.
Project preferred equity, senior lending and land contributions are evaluated site by site.
